The location of this hotel was excellent - not in a very busy area but close enough that you are an easy walk to all the major attractions like St Mark's Square, the Rialto bridge, and San Marco piazza. The value for money was also fantastic, as the room was lovely and half the price of similar rooms in the bigger fancier hotels in the area. The staff at this hotel were very friendly and accommodating, making us feel welcome from the moment we arrived. The basic amenities were provided in the comfortable room, which was decorated in the lovely Venetian style. Additionally, the breakfast was very good, with a nice choice of continental options including fresh from the oven croissants and good strong coffee.
All was fine, no improvements needed.

Breakfast and cleaning.
Hello, I didn't like the misleading publicity about the location, we started looking for the address which is 995 pistor street, we arrived and we had to knock several times to be attended, after that the not very nice receptionist takes us somewhere else, without telling us anything... when we arrive he takes us to the room, checks us in and disappears, there was no one to talk to in that place nor reception anythingaaa... until the other day they serve breakfast, thank goodness there was no emergency... who do we go to? It is also very important to point out that when we arrived at the hotel there was NO INTERNET FOR 2 DAYS! That was the last straw because we needed it, when we finally saw a receptionist and it is because we went to the address that appears in the reservation, it gives absolutely no solution because they if they had internet and there was no explanation because "on the other side there was" . Conclusion for how expensive it is NOT WORTH THE PENALTY... we will return in a few weeks to Venice but obviously never again to stay in that hotel.

Staff was friendly, my suite was simply great, location is good as one needs to walk just 3 minutes from academia station. Bf was ok, they start a little late though, building looks old externally, rooms are equipped with all modern gadgets, all of them works, they do not charge anything extra on tax which other hotels in Italy does.
Lift is very small and very very slow, there is a limitation I guess due to old building etc. Rooms on 3rd floor have very little privacy as bf hall opens up there, only one side of hotel has a canal view, if possible go for the suite on 4th floor, it has a great view with a terrace. If you have to go to airport with heavy luggage or early morning flight water taxi will cost 100€ plus 25€ for porter service, there is a long 10 min walk from and porter service comes in handy. ( this is not a hotel problem, I am just posting this for my fellow travelers) Venice is a beautiful city and more or less hotels are expensive, I got a good deal from this hotel, so it's value for money....don't expect much from hotels in Europe.

The people were very nice and very helpful. We met several different staff members and they were all polite and friendly. We also liked the location close to everything in venice, so we could walk everywhere. Breakfast was included and was very good. Decor was very Venetian and felt authentic.
We were there on very very hot days, and the air conditioning only turned on when you placed your room key in the slot, meaning that when you were out the room was getting very hot. It would be great to have air conditioning on while we were out so the room was cool when we got back.
Tourists from India often stay at these properties. Ideas for your future trips.
